How the EMI is worked out
Banks in Bangladesh charge interest on the amount you still owe, so each month you pay the same instalment, but more of it goes to interest at the start and more to the loan itself towards the end. The instalment is:
EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1)
P is the loan amount, r is the yearly rate divided by 12 and by 100, and n is the number of months.
Islamic home loans
Islamic banks quote a profit rate instead of an interest rate. Under Murabaha the profit is fixed when you sign; under HPSM you pay rent on the bank's share as you buy it out. Monthly payments work out the same way, so you can use this calculator with the profit rate.
Before you sign
- Ask for the processing fee and any early settlement charge. Both change what the loan really costs.
- VAT of 15% is added to bank fees in Bangladesh.
- Home loans usually cover up to 70% of the property's value. You pay the rest yourself.
- The rate the bank offers you depends on your income, job and credit history. These results are estimates.
